The Opportunity

Khaadi needed a partner who could navigate mall requirements, city approvals, and construction complexity while protecting the integrity of the brand and keeping the project moving forward.

The Solution

Principle approached the project with a focus on operational excellence and accountability, managing every phase of the buildout while coordinating closely with Khaadi, the mall, and project partners.

Architectural & Design Coordination

Principle coordinated the full architectural and engineering process, including the development of a comprehensive construction drawing package. This included MEP drawings required for permitting, construction, and inspection approvals, ensuring all documentation aligned with mall standards, local codes, and project requirements.

General Contractor & Buildout Management

Principle managed the full retail buildout, overseeing the General Contractor and subcontractors from mobilization through completion. Our role included field execution oversight, inspection coordination, schedule management, issue resolution, and ensuring all turnover requirements were met.

Permitting & Approvals

Principle led the permitting and approval process with both the mall and the city/AHJ. This included managing submissions, responding to comments, coordinating inspections, and supporting the project through final approvals, reducing friction and maintaining momentum throughout the process.

Mall Coordination

As the primary point of contact with American Dream Mall, Principle handled daily and weekly coordination, reviewed mall requirements, aligned engineering efforts, managed site access, supported inspections, and led all closeout activities required by mall ownership.

Client Communication & Program Management

Principle maintained ongoing communication with the Khaadi team through regular updates, schedule tracking, issue escalation, and decision coordination. By providing clear visibility into progress, risks, and next steps, we helped keep the project aligned and moving forward efficiently.

Budget & Change Management

Principle managed the overall project budget, including contractor pricing, change order review, cost tracking, and client approvals. This ensured budget alignment throughout the buildout while allowing for informed decision-making as conditions evolved.

Closeout & Turnover

At project completion, Principle managed the full closeout and turnover process with both the client and the mall. This included final inspections, closeout documentation, warranties, lien waivers, as-builts, and all required turnover items, supporting a smooth transition to store opening.
